Supply and fit of Velux and roof windows with the correct flashing kit for your tile type and roof pitch. Properly installed, draught-tested, and guaranteed. The window is only as good as the flashing around it.
We respond within hours - 24/7 including weekends and bank holidays.
The Velux window itself is almost never the issue. It's the flashing kit around it. Every roof covering type - concrete tiles, natural slate, plain tiles, flat roof - requires a different flashing specification. Use the wrong kit, or fit the right kit incorrectly, and water gets in around the frame.
We survey the roof before specifying anything. Rafter positions, roof pitch and tile type all affect the correct installation. We don't order a window until the specification is confirmed.
The right choice depends on roof pitch, rafter spacing and what you want from the space.
| Type | Best For | How It Opens | Notes |
|---|---|---|---|
| Centre-pivot | Standard loft conversions, bedrooms | Rotates on central axis - easy to clean from inside | Most cost-effective, suits pitches 15-90 degrees |
| Top-hung | Clear outward view, roof access | Hinges at top, opens outward - unobstructed view | Better egress, easier loft access, higher cost |
| Flat roof window | Flat roofs and low-pitch extensions | Fixed or opening, kerb-mounted into flat roof | Completely different installation to pitched - integrated into flat roof system |
| Conservation | Listed buildings and conservation areas | Flush fitting, traditional appearance | Often required in conservation areas - we advise on planning requirements |
Planning permission: Most roof windows on a standard house don't need planning permission. Conservation areas, listed buildings and flats are exceptions. We'll confirm what applies to your property before you commit to anything.
"The work was completed before the agreed time schedule and price agreed. They visited my property twice after the work was done to make sure there are no leakages. Excellent service."
Usually not for a standard house. You do need to check if you're in a conservation area, if the building is listed, or if you're in a flat. We advise based on your specific address before anything is ordered.
Often not. If the window is in good condition but leaking around the frame, the issue is usually the flashing kit. We can refit with the correct specification at far less than the cost of a new window.
A single window typically takes half a day. Multiple windows in the same visit take less time per unit. We minimise the time the roof covering is open.
We supply and fit as one job. This means specification is confirmed before ordering and you're not left with the wrong window on installation day.
Depends on rafter spacing and what you're trying to achieve. We confirm the maximum size that works structurally during the survey.
Written guarantee on all installations. Insurance-backed guarantee available through the Confederation of Roofing Contractors.
