Why Chimneys Leak

Four places a chimney
lets water in

The chimney is exposed to more weather than any other part of the roof. When homeowners find stains on a ceiling or wall near the chimney breast, the instinct is to check the tiles. Usually it's not the tiles - it's the lead work around the chimney, or the pointing, or the flaunching.

Lead flashing

The seal between chimney and roof covering. When it pulls away from the brickwork or cracks, water runs straight down the stack into the building.

Stack pointing

Failed mortar joints make the stack porous. Water absorbed by brickwork freezes in winter and accelerates the damage rapidly.

Flaunching

The mortar bed around chimney pots. It cracks and loosens, letting water into the top of the stack - and then straight down inside the chimney breast.

Open pots

Cracked or uncapped pots on disused chimneys let water directly into the flue. Capping is a simple fix that stops a lot of water ingress.

lead work, done properly

Lead work is equally as important as the roof covering itself. We don't cement over the top - we dress it into the brickwork correctly.

Step flashing

Individual lead steps cut and dressed into the mortar joints up the side of the chimney stack where it meets a sloped roof. Each step overlaps the tile below. Done correctly, it moves with the building.

Cover flashing

The horizontal lead that overlaps the top of step flashings and is chased into the mortar joints of the chimney. Prevents water from tracking behind the step flashings.

Back gutter lead

The lead valley behind the chimney where the roof meets the back of the stack. One of the most common areas for water ingress if it fails or blocks with debris.

Decorative bay leadwork

Lead work to bay window roofs and flat-roofed bay extensions. Correctly detailed to prevent water tracking down the front elevation of the property.

Chimney stack repointing

Old mortar raked out to 20mm, then repointed with the correct mix. Matched to the existing colour and profile. We use lime mortar for pre-1930s properties.

Flaunching and pot work

Flaunching replacement around chimney pots. Capping or removal of disused pots. Full stack rebuilds where deterioration is beyond repair.
